| Broadway Partners Continues Success in Early Tenant Renewal Strategy |

WASHINGTON, D.C., MAY 13, 2004— Broadway RealEstate Partners, LLC (Broadway Partners), a leading commercial real estate investment firm headquartered in New York, has announced 23,215 square feet of recent leasing activity at the retail component of Washington Harbour, a 537,259-square-foot trophy office complex. Two long-standing, popular restaurants have completed early renewals of their leases at Washington Harbour, and a new upscale Mexican restaurant has just opened its doors at the Class A mixed-use complex.
The three restaurants are owned and operated by the same family partnership. The two existing restaurants include Tony & Joe’s Seafood Place, a very popular fresh seafood restaurant, and Riverside Grille, a thriving American fare restaurant serving fine steaks, pasta and seafood, which have been operating at Washington Harbour for 18 years and 14 years, respectively. The new Mexican restaurant, Cabanas, celebrated its grand opening Wednesday, May 12, 2004.
Tony Cibel, part owner of these restaurants, is a Washington, D.C. native. “Washington Harbour is a fantastic location with spectacular views of the famous Potomac River, the Kennedy Center, the Key Bridge and beautiful Roosevelt Island. All of our restaurants have enjoyed exceptional success at Washington Harbour and we are pleased to be adding a third restaurant to the complex. Broadway Partners is a terrific landlord and their proactive management of the Harbour produces a positive impact on our business,” said Tony Cibel.
Washington Harbour includes a total of 76,000 square feet of retail space. Additional tenants include Sequoia Grill, which occupies 26,000 square feet, as well as a variety of other serviceoriented retailers.
Broadway Partners acquired the landmark Washington Harbour in March of 2003. Washington Harbour offers tenants a unique five-acre waterfront location, large floor plates and extensive amenities. In addition to its two office buildings, Washington Harbour comprises six restaurants, a boardwalk, a terraced plaza with fountains and a two-level underground garage. Its open promenade walkway connects the buildings and extends from K Street to the central plaza fronting the Potomac and provides expansive views of the River and national landmarks such as the Lincoln Memorial and Kennedy Center. Four prominent law firms comprise the majority of the office space, and each has expanded since becoming a tenant at the property.
